Villas and apartments are different problems
A villa’s pest pressure comes from outside: irrigated landscaping against the building line brings ants and subterranean termites, and gardens and boundary walls bring rodents. The work is mostly about the perimeter — soil, entry points, and what the planting is doing against the structure.
An apartment’s pressure usually comes from inside the building: cockroaches through shared risers, refuse chutes and plumbing voids, and bed bugs arriving with furniture or luggage. The work is about harbourage and the routes between units — and sometimes about telling you honestly that the source is the building, not your flat.
Children, pets and what we use
Tell us before we arrive. Where there are young children or pets we will usually choose gel baiting and trapping over sprays, place any bait in tamper-proof lockable boxes out of reach, and talk you through the re-entry time before anything is applied. You get the Safety Data Sheet for every product used.

Moving in
If you are taking over a furnished apartment or villa, have it inspected before your own furniture goes in. Handovers are when bed bugs most often move between properties, and a treatment before you move is a fraction of the cost and disruption of one afterwards.
What it costs
Apartments from AED 150, villas typically AED 350 to AED 500 depending on size, both excluding VAT. Bed bug and termite work is quoted after inspection. The inspection is free and there is no charge if you decline the quote.
