Commercial

Quoted after a free site visit. Sector, size, layout and visit frequency change the programme too much for a price list to be honest — a restaurant kitchen and a warehouse need different work.

The five things that move a price

Every quote we give comes out of the same five factors, in roughly this order of impact.

  1. Size of the property. Not floor area exactly — treatable area. A one-bedroom flat has one kitchen and one bathroom. A three-bedroom villa has more of both plus an external perimeter and a soil line, which is why it is roughly double rather than three times.
  2. Which pest. A cockroach job is bait placed into harbourage. A rodent job is mostly an hour or two spent finding and sealing entry points. A bed bug job is two visits by definition. Those are different amounts of work, and the price follows the work rather than the insect.
  3. How established it is. Three weeks of cockroaches in one kitchen is a single visit. A year of them, or a population feeding from a shared service riser, is a programme with a follow-up. This is the factor customers are most surprised by and the one that most often separates two quotes for the “same” job.
  4. Access and timing. A restaurant that can only be treated after closing, a tower stack that has to be coordinated with building management, accommodation done block by block around shift patterns, or a same-day slot in August — all more than a scheduled weekday visit to an empty flat.
  5. One-off or a programme. Four scheduled visits cost less per visit than four separate call-outs, and much less than two emergency treatments.

What you are paying for, pest by pest

Cockroaches — from AED 150. Gel bait placed into cracks, cavities and equipment voids, plus crack-and-crevice work on entry points. An established infestation is two visits about two weeks apart, because bait does not affect eggs and the second visit deals with what hatched. A single-visit price on a bad infestation is a price for something that will come back: cockroach control.

Ants — from AED 180. Baiting, not spraying. The small pale kitchen ants split into multiple colonies when sprayed, so a cheap spray genuinely makes the problem worse and you pay twice. In villas, ant work is usually quoted together with the perimeter treatment because the nest is outside in the irrigated planting.

Rodents — from AED 300. Higher than a cockroach treatment because most of the visit is survey and proofing rather than baiting. You are paying for the entry points being found and closed; baiting alone on an unproofed property is a cost with no finish line: rodent control.

Bed bugs — from AED 400 for the two-visit programme. That figure covers both visits. Heat treatment is quoted after inspection because it depends on the area and the furniture involved. The range here is genuinely wide: one bedroom and one bed is not the same job as an infestation that has reached a sofa and an armchair: bed bug treatment.

Termites — quoted after inspection, always. The difference between an active colony reaching one door frame and one established under a finished floor across a villa is too large to publish as a number, and the method changes too — soil injection, bait stations, or both: termite control. Anyone quoting termite treatment over the phone has not seen what they are quoting for.

Mosquitoes and wasp nests are usually quoted with the visit. For a villa, mosquito work is normally priced into the perimeter and garden treatment rather than separately, because the job is finding and removing the breeding water rather than spraying the air. A wasp nest is quoted on where it is and how reachable it is — a nest in a wall cavity or under a roof tile is a different job from one in an open shrub.

By property type

  • Studio or one-bedroom apartment. Entry price. One kitchen, one bathroom, usually under an hour.
  • Two to three-bedroom apartment. From AED 220 — more bathrooms, more bedroom furniture to inspect for bed bugs, and often a utility area.
  • Three-bedroom villa or townhouse. AED 350 to AED 500, and the range is mostly about the garden. The external perimeter, soil line and boundary wall are where villa pest pressure comes from, so a quote that only covers indoors is cheaper and worth less.
  • Large villa, five bedrooms or more. Quoted after inspection — plot size and landscaping vary too much.
  • Staff accommodation. Priced per block and per visit frequency rather than per room, and almost always a programme rather than a one-off, because occupancy turnover makes single treatments temporary.
  • Restaurants and food premises. Quoted on kitchen size, the number of service areas and visit frequency, with out-of-hours attendance built in.
  • Warehouses and storage. Quoted on footprint, the perimeter length that needs bait stations, and how much proofing the survey finds.
  • Offices and non-food retail. Usually the cheapest commercial category, because the work concentrates on the pantry, waste room and risers rather than the whole floor.

One-off or a contract: the arithmetic

A residential contract starts at AED 900 a year for four scheduled visits. Two separate villa treatments booked as emergencies during a bad summer will come to more than that, and you will have lived with the problem twice in between. For a flat with no history of problems the honest answer is the opposite — treat when there is something to treat, and do not buy a contract you do not need.

For a business the comparison is not with the cost of treatment at all. It is with a failed inspection or a lost contract because twelve months of records could not be produced. See annual pest control contract for what is and is not included.

Prices in Dubai, Abu Dhabi and Sharjah

The bands above are the same in all three emirates. What differs is the work rather than the rate: Dubai tower apartments more often need a coordinated treatment across several units, Abu Dhabi has more documented commercial and accommodation work in Mussafah and the industrial areas, and Sharjah has the densest older apartment stock, where the source is frequently the building rather than the flat. Evening appointments in Sharjah are priced the same as daytime ones.

Why the cheapest quote usually is not

You will find offers well below these figures. It is worth knowing what is normally missing, because in most cases you end up paying for the proper job afterwards as well.

  • No inspection. A price quoted before anyone has identified the species is a price for a generic spray. Small cockroaches and large cockroaches need completely different treatments.
  • A surface spray instead of baiting. Cheaper and faster, and for German cockroaches it kills what is visible while leaving the population inside the cavities. It is the single most common reason people tell us “we already had it treated”.
  • No second visit. Priced as one visit because it is one visit. On established cockroaches and on all bed bug work, the follow-up is what makes the first visit worth paying for.
  • No report and no Safety Data Sheets. Fine until a landlord, a building manager or an inspector asks what was applied in your home.
  • No proofing on a rodent job. The animals are killed, the hole stays open, and you are back in a fortnight.
  • An unlicensed technician. The cheapest way to reduce the cost of pest control is to skip the permits and the approved products. That is what you are buying at the bottom of the market, and it is your home the products go into. Licences and approvals lists what to ask any company for.

We are not the cheapest available and we do not try to be. What the price includes is a free inspection, a written quote that does not change, a trained technician using approved products, a service report with the Safety Data Sheets, and free re-treatment if activity returns within 90 days.

What is not in the price

All figures exclude 5% VAT. There are no call-out fees and no charge for the inspection, and if you decline the quote you owe nothing. Same-day attendance during normal hours is not surcharged.

Priced separately: structural proofing works beyond minor sealing — new door sweeps, replacing a broken drain cover, meshing a run of vents; bed bug heat treatment; termite soil injection and bait systems; and commercial work that has to be carried out outside normal hours.

Common questions

How much is pest control for a one-bedroom apartment?

From AED 150 excluding VAT for a cockroach treatment, which is the most common job in a flat. Two to three bedrooms starts at AED 220. Bed bug work in an apartment starts at AED 400 and covers both visits of the programme.

How much does pest control cost for a villa?

A three-bedroom villa is typically AED 350 to AED 500 excluding VAT, and where it falls in that range depends mostly on the garden — the external perimeter, the soil line against the wall and the boundary wall are where villa pest pressure comes from. Five bedrooms or more is quoted after inspection because plot size and landscaping vary too much.

Why are some services quoted instead of priced?

Because for bed bugs and termites the cost depends on how far the problem has spread, and anyone giving you a firm price over the phone is either guessing or planning to revise it on arrival.

Can I get a fixed price before the technician arrives?

For standard apartment and villa treatments, yes — the bands above are what you will pay. For anything else the free inspection produces a written quote that is fixed before work starts and does not change afterwards. If you decline it you owe nothing.

Another company quoted much less. What is the difference?

Usually one or more of: no inspection, so the species was never identified; a surface spray instead of baiting, which leaves a cockroach population intact inside the cavities; no second visit, which is what actually finishes an established infestation; no service report or Safety Data Sheets; no proofing on a rodent job; or an unlicensed technician using products that are not on the approved register. Ask any cheap quote which of those it includes before comparing it with ours.

Do you charge extra for same-day or emergency visits?

Same-day attendance during normal hours is not surcharged. Work that has to happen outside normal hours — a restaurant kitchen after closing, accommodation treated at night — is priced accordingly, and a peak-season emergency slot in August costs more than a scheduled weekday visit.

Do your prices include VAT?

No. All prices shown exclude 5% VAT, which is added to your invoice.

Is the inspection really free?

Yes, and there is no charge if you decline the quote.
