Pest control that actually ends the problem
Most pest control in the UAE is a spray and a receipt. The pests come back, you call again, and nothing changes except your spend. We work differently: identify the species, find what is sustaining it, remove that, then treat. It takes longer on the first visit and costs less over a year.
That approach has a name — Integrated Pest Management — and it is what pest control regulation in the UAE is built around. It is also why we will sometimes tell you the problem is a building issue rather than a unit issue, and that treating your flat alone will not fix it.
Pests we treat
Six problems account for essentially all of our work, and each one needs genuinely different treatment:
- Cockroaches — gel bait into the harbourage, because the population lives inside cavities rather than on the surfaces a spray reaches.
- Ants — baited, never sprayed. Spraying the small pale indoor ants splits the colony and gives you more trails than you started with.
- Bed bugs — a two-visit programme, or heat treatment in one visit, because eggs survive most chemical treatments.
- Termites — soil injection or monitored bait stations, since the colony is in the ground rather than in the timber you can see.
- Rats and mice — proofing first. Baiting an unsealed building is a cost with no finish line.
- Mosquitoes and wasp nests — mosquitoes by finding and removing the breeding water, then treating resting sites; wasp nests by locating and removing the nest itself.
If what you have is not on that list, tell us what you are seeing and we will say honestly whether it is something we treat. We would rather turn a job down than take it on and do it badly.
Different pests need genuinely different work. Cockroaches need gel bait placed into harbourages; termites need soil injection; rodents need the entry point sealed before anything else. A single spray applied to all of them is why most treatments fail.
Homes and businesses
Roughly half our work is residential. Villas carry termite and ant pressure from irrigated landscaping; apartments get cockroaches travelling through shared service risers, which is why treating one flat rarely ends it. That work is covered on our residential pest control page.
The other half is commercial — restaurants and cafés that need documented treatment records for inspection, warehouses with rodent pressure around loading bays and stored goods, offices, retail and facilities management companies running contracts across several buildings. See commercial pest control for how those programmes work.
Both get the same technicians, the same approved products and the same written report. The difference is scheduling and documentation, not quality.
What you get in writing
Every job ends with a service report naming the species found, the products applied, the areas treated and the re-entry time. You also get the Safety Data Sheet for anything we used. If activity returns within 90 days of a completed treatment, we come back and re-treat at no charge.
Landlords, building managers and FM companies: those reports are the documentation inspectors ask for, and we keep copies so you can request them later.
Where we work
We cover the UAE. Most of our volume is Dubai, Abu Dhabi and Sharjah, and each has its own page with local detail, typical response times and the pests we see most there. We also attend Ajman, Ras Al Khaimah, Umm Al Quwain and Fujairah — call and we will tell you honestly what we can reach the same day.
What it costs, and how fast
A one-bedroom apartment starts at AED 150 and a three-bedroom villa is typically AED 350 to AED 500, excluding 5% VAT. Bed bug and termite work is quoted after inspection, because the cost depends on how far it has spread and anyone quoting firmly over the phone is guessing. Full bands are on the pricing page.
Most jobs booked before 4pm are attended the same day. Urgent calls are usually within two to four hours in Dubai and three to five in the other emirates. The inspection is free and there is no charge if you decline the quote.
