Pest problems specific to Dubai
Dubai’s mix of high-rise towers and low-rise villa communities produces two very different pest patterns, and treating them the same way is why repeat infestations are so common here.
In tower blocks — Dubai Marina, JLT, Business Bay — German cockroaches move between apartments through shared service risers, waste chutes and plumbing voids. Treating a single unit almost never solves it: the population simply moves next door and returns within weeks. Where we find riser activity we tell the building’s facilities team, because the effective treatment is a coordinated stack of apartments, not one flat.
In villa communities — Arabian Ranches, Springs, Mirdif, Al Barsha — the dominant problems are subterranean termites and ants, both driven by irrigated landscaping sitting against the building line. Older villas with mature planting and original timber joinery are the highest risk, and termite damage is typically discovered in skirting boards, door frames and built-in wardrobes long after the colony established itself.
Across both, the humidity spike from June to September drives a sharp rise in cockroach and ant activity. Tenancy handovers are when bed bugs most often move into a property: if you are taking over a furnished apartment, an inspection before your own furniture goes in costs far less than a treatment afterwards.
How a Dubai job runs
A technician inspects free of charge and identifies the species, the harbourage and the entry points. You get a fixed written quote based on property size and infestation level, and there is no charge if you decline it. Treatment is carried out by an ID-carded technician using Municipality-approved products, with the re-entry time confirmed on site before anything is applied.
Afterwards you receive a service report and the Safety Data Sheets for every product used. If activity returns within 90 days we re-treat free.
When problems peak here
Dubai has a predictable pest calendar, and knowing it saves money. Ant and cockroach activity climbs sharply from late May as humidity rises, and peaks through August — this is when most emergency calls come in, and when same-day slots get scarce. Treating in April, before the climb, costs the same and prevents most of it.
Termite swarms tend to appear after the first significant humidity shift, and discarded wings near windows are often the only warning a villa owner gets. Rodent pressure rises in the cooler months from November, when activity moves indoors and construction sites nearby displace populations.
Before we arrive
Three things make the first visit more effective. Do not spray anything yourself in the days before — over-the-counter sprays scatter cockroach populations and make a gel baiting programme harder. Leave any droppings, shed skins or damage where they are, because they tell the technician the species and how established it is. And if you can, photograph what you have seen, especially if it appears at night and is gone by morning.
